Torn or missing sheeting letting ground moisture wick up. Replaced with 6-mil reinforced.
Rotting joists
Soft, spongy floors from wood that stayed wet too long. Assessed and rebuilt.

Saturated batts dropping off the subfloor. Removed and replaced to code.

Pre-1960 Peninsula homes with raised foundations often still run on original cast-iron or Orangeburg waste lines under the crawlspace — decades-old pipe that cracks, root-intrudes, or collapses with age. When it fails, sewage drains straight into the crawlspace instead of the street main, not up through a fixture like a typical backup. Contain
Seal off the crawlspace access to stop contamination from spreading into the living space above.
Extract
Pump and remove all sewage and standing water from under the house.
Remove & Replace
Strip out contaminated insulation, debris, and vapor barrier. If the waste line itself needs repair, we coordinate that too.
Sanitize & Verify
Treat every surface to kill bacteria and eliminate odor, then moisture-test and photograph before we close it back up.
